Why Your Home’s Asking Price Matters More Than Ever

Over the last 45 years, I’ve seen markets rise, fall, and everything in between—but one thing has always remained true: pricing your home right from day one makes all the difference. And in today’s market, that truth couldn’t be more important.

Pricing Too High? It’s a Common Mistake
Lately, a lot of sellers are increasing their asking price—and it’s catching up with them. According to recent data, we’re seeing a return to normal levels of price cuts, with roughly 1 in 5 sellers dropping their price after the initial listing. That tells me many homes are hitting the market at inflated numbers.
Take a look at the numbers: in May 2025 alone, nearly 373,000 listings had price adjustments. That’s more than we’ve seen in the last several years, even before the recent market shifts.
Why Sellers Are Missing the Mark
In this market, it’s easy to fall into one of these common pricing traps:
Ignoring Current Market Conditions: Inventory has grown, and buyers are having more options. If your home is priced too high, they’ll simply move on and wait until another is listed.
Pricing Based on What You Want To Make: I get it—you’ve got goals and a bottom line. Buyers care about what your home is worth now, not what you hope to walk away with.
Leaving Room for Negotiation: Some sellers think setting a high price gives them wiggle room to negotiate. In reality, it may just turn buyers away before they even step through the door.
Here’s the Fix: Strategy + Experience
The good news? You don’t have to figure this out on your own. With over four decades of experience in Northeast Ohio real estate, I’ve helped hundreds of sellers price their homes right—from the start.
Here’s how I do it:
✅ I analyze the value of recent home sales in your neighborhood
✅ I evaluate the overall condition of your home
✅ I consider any updates or renovations you’ve made
✅ And I keep a close eye on current buyer demand
Bottom Line
In this market, the right price and condition attracts serious buyers fast. The wrong price? It leads to price cuts, longer days on market, and frustration.
If you’re thinking about selling, let’s have a real conversation about what your home is worth right now—and how to determine the right price, so it can stand out from the crowd.
Let’s get your home sold—the smart way.
